Building a brand for to help drive presales for an unbuilt townhouse complex.

Rooftop patio townhomes in South Surrey by Metrovan Homes. This new development hosts 123 Scandinavian-inspired units, modern building amenities, and a desirable location nestled in nature.

The Challenge

Building a development brand from the ground up and getting it in front of potential buyers.

No real estate sales tool is as powerful as how the buyer feels inside the property: peaceful, comfortable, and at home. The Kipling team needed to sell Finestra, which was at the time… a plot of dirt. We crafted a brand that channelled the spirit of this family-oriented complex, and connected with prospective buyers via stunning graphic design, aspirational copy, results-driven digital ads, eye-catching billboards, influencer collaborations and more.

OUR APPROACH

Branding & Copywriting |

Italian for “Window,” Finestra’s name was inspired by the development’s oversized windows and airy floor plans. We drew on these sentiments of openness, brightness and perspective throughout our copy and creative, like with lead tagline “Reframe the way you live.” Finestra marked our 2nd from-scratch branding job of the year.

Design |

Our design team pulled from this window motif, creating a logo reminiscent of a round-cornered skylight packed with illustrations of leaves, flowers, the sun, and a silhouette of the development. A colour palette of soft creams and pinks, sage greens, and deep blues served as an elegant foundation for the brand. Graphics were breezy, streamlined and modern like the townhome community itself.

Performance Marketing |

We ran three performance campaigns: Pre-Sale, Leads, and Awareness. The first two championed carousels of stylish graphics, and the last an attention-grabbing video created by a viral local influencer. With a modest budget, these campaigns generated 384,000+ impressions on Meta in one month.
